Welcome to Ozark North Shores, a lakeside community just minutes from Warsaw, Missouri. In our diverse neighborhood, there is no sameness, as the architectural styles of the homes are as various as the great people that own them. From retirees, to children riding their bicycles, and week-enders from Kansas City, the neighborhood and its residents all blends harmoniously.

 

Governed by a homes association, a Board of Directors manages the affairs of the Association. Homeowners pay low annual dues for the upkeep of the roads, docks, and community shelter.

 

Our community is private. All facilities are for the sole use and enjoyment of Ozark North Shores homeowners and their guests

 

Amenities

 

Ozark North Shores is one of the few lakeside communities near Warsaw that provides paved roads, allowing for the community to accommodate a number of full time residents, as well frequent trips by week-enders, even during the harsh winter months.

 

The community has two brand new boat docks, one with twelve boat wells and the other that accomodates fishing enthusiasts or those who simply would like to sit and enjoy the view. Both locations have boat ramps.

 

A community shelter house provides for annual events, Home Association meetings and monthly pot luck dinners. The shelter house can also be utilized by home owners by contacting the Board of Directors.

At the Truman Dam Exit off of U.S. Highway 65, on the north side of Warsaw, head east toward Lost Valley Road (Lake Road 65-20) and continue for 1.4 miles until reaching Lakeview Drive. At the Welcome to Ozark North Shores sign, turn right.

What is the function of the Ozark North Shores Homes Association?

The homes association manages the affairs the subdivision under direction of a Board of Directors, which are elected by the community. Ozark North Shores receives no county, city or state funds to maintain its community property, which includes the docks, roads, and shelter house. The maintenance of the community property is handled by the Board, as well as other tasks such as planning of community events, collecting annual dues, and any other miscellaneous items that are outside of homeowner responsibility

 

What are the legal documents for Ozark North Shores?

 

List here links to the covenants and any other relevant documents. I would need copies of these to add to the website.

 

Can I use the shelter for a personal gathering?

How do I get a key for the chain across the boat docks?

 

If your dues are paid in full, you can get a key ($10.00 fee) from Shirley Hunter, Rona Haines, or Sandra Ferrel.

 

What are my Home Association dues for?

 

Ozark North Shores receives no county, city or state funds to maintain its community property, which includes the docks, roads, and shelter house. These dues are kept at a minimum, as 90% of the labor involved in up-keeping the community is completed by resident volunteers. However, there are always costs involved.

 

What happens if I do not pay my dues?

 

Unfortunately, your real estate is subject to a lien for the amount owed. If unpaid and a lien is taken, the amount will be deducted from any proceeds when the property is sold. Home Association dues are not an option when purchasing real estate in Ozark North Shores. All owners are subject to dues.
